Sustainable Site Design and Land Management

For the past 36 years, Juliano Associates, LLC has been designing and developing lands that have endured over time in a self-sustaining manner with minimal energy and maintenance expense long before it was coined “sustainable.” The mission of our Landscape Division remains the same —to provide sound design, development, and land management practices that nurture the client’s spirit, the environment, and their budget, while helping to sustain the same opportunities of enjoyment for future generations.

Who is Your Design Team?

New construction or renovation can be a daunting process. All projects benefit greatly from a core team of professional, highly-knowledgeable design consultants. Through strong teamwork and collaboration, Juliano combines three critical areas of expertise, where appropriate, on all projects to ensure that the client’s vision for their land is achieved. Our core team consists of the following disciplines working closely together toward the common goal of bringing to reality the vision for the project:
  • Site/Landscape Design: Synthesizes art and science in the creation of safe, functional, sustainable, and aesthetically pleasing exterior spaces for a wide variety of project types.
  • Civil Engineering: The technical muscle of the site responsible for design, construction and maintenance of the physical and naturally built environment including utilities, stormwater management, bridges, roads, canals, dams and buildings.
  • Land Surveying: Establishes the boundaries of land, creates survey maps and legal descriptions, and plans and organizes the development of property to include construction layout of all facets of development.

While we are proud to be able to provide such a comprehensive team approach to each project, it is not uncommon to need additional input from consultants in other areas of expertise. To ensure that all issues and possibilities for design solutions are properly considered, we will collaborate with additional consultants when needed. This ensures that clients receive the full range of expertise in all areas of the project scope.
  • Related Consultants: Architects, Structural Engineers, Traffic Engineers, Environmental Scientists, Soil Scientists, Landscape Professionals, and others.
What is the Design Process?

The typical design process includes the following phases. This is a general approach and will vary in complexity from project to project.
  • Preliminary Design/Master Plan Phase: The preliminary design or master plan is the result of initial meetings with the client and careful documentation and analysis of the extisting conditions and key elements of the site. One or more design concepts are developed on a very broad, conceptual level based on the initial information gathering. These designs are presented to the client for feedback and further refined into the overall Site Master Plan which can then be used for planning and phasing purposes. For projects that require municipal permitting and approvals, drawings and other support documents will be prepared as well as attendance/presentation at public hearings.
  • Design Development Phase: During this phase the final scope-of-work is determined and the preliminary design is further developed and refined into a specific and detailed design solution for elements such as construction details, grading and drainage, specific plant species and their quantities, materials selections for proposed site features, and precise layout and dimensions of various site elements. Preliminary cost estimating and budgeting can also be explored.
  • Construction Document Phase: Once the final design is determined, construction drawings and specifications that guide in the implementation of the design will be prepared. These drawings typically include plans depicting Layout, Grading & Drainage, Lighting/Irrigation, Planting, and Construction Details.
  • Bidding and Negotiation Phase: Activities in this phase typically include organizing and distributing bidding documents, assisting the client in soliciting and reviewing proposals from contractors, attending pre-bid conferences and bid openings to answer questions and clarify design and technical issues, recommending bidders for contract award, and preparing construction contract agreenments.
  • Construction Administration Phase: This phase includes providing periodic observation during the construction period to check on adherence to the constructioin documents and the design intent, and to assist in the resolution of any field issues. Review of contractor submittals and shop drawings as well as attendance at scheduled job meetings and general project wrap-up are also included in this phase.
