headingbullet.jpg TYPES OF SURVEYS
 
There are numerous types of surveys that can be performed by a licensed land surveyor. Each is intended to provide the necessary information for a particular purpose without exposing a Client to excessive or unneeded expense. It is the surveyor's responsibility to discuss with the Client the intent and purpose of the survey and select the appropriate type. Some of the more typical survey types are as follows:
 
» PROPERTY/ BOUNDARY SURVEY:
  a survey intended to depict boundaries, easements, encroachments, rights, and principal improvements on and adjacent to the property.

 
» PERIMETER SURVEY:
  a survey intended to depict boundaries, easements, encroachments, rights, and principal improvements within a fifteen foot strip along the perimeter of the property, oriented 10 feet into the property and five feet onto the abutting properties.

 
» EXISTING BUILDING LOCATION SURVEY:
  a survey which depicts and notes the position of all buildings on the property with respect to boundaries, record easement lines and pertinent municipal setback requirements and deed restrictions.

 
» ZONING LOCATION SURVEY:
  a survey which depicts and notes the position of existing or proposed improvements with respect to applicable municipal setback requirements. The purpose of the survey is to enable determination of compliance with said requirements.

 
» IMPROVEMENT LOCATION SURVEY:
  a survey which depicts and notes the position, horizontally and, where required, vertically, between particular existing or proposed improvements with respect to the applicable municipal or statutory requirements. The purpose of the survey is to enable determination of compliance with said requirements.

 
» SUBDIVISION MAP:
  a map of the type of survey which depicts and notes the layout of proposed lots and the associated public or private highways, easements and lands and is intended for submission to applicable regulatory entities.

 
» EASEMENT MAP:
  a map of the type of survey which depicts and notes the position of an existing or proposed easement.

 
» BOUNDARY STAKE-OUT:
  a type of survey which marks or monuments the physical position of property corners or lines.

 
» HORIZONTAL CONTROL SURVEY:
  a type of the survey which establishes points on a horizontal coordinate system, such as latitude in longitudinal, State, municipal, or arbitrary coordinates.

 
» VERTICAL CONTROL SURVEY:
  a type survey which establishes benchmarks in relation to an appropriate vertical datum.

 
» TOPOGRAPHIC SURVEY:
  a survey which depicts the configuration (relief) of the earth's surface (ground) and the location of natural and artificial objects thereon.

 
» RIGHT-OF-WAY SURVEY:
  a type of survey which maps the limits of existing or proposed highways or public utility transmission easements, including the mapping of parcels to be acquired for such purpose(s), as referenced to an established baseline.

 
» GENERAL LOCATION PLAN:
  a type of survey which roughly depicts a parcel of land and particular improvements based on record research and compilation of data supplemented by limited field measurements. The specific content of the survey is a matter to be agreed upon between the Client and the surveyor and clearly noted on the map.

 
» DATA ACCUMULATION PLAN:
  a type of survey which depicts collected and correlated data of a particular type (or types) within a given area.

 
» COMPILATION PLAN:
  a type of plan based on land records research and other sources of information which depicts the approximate size and shape of a parcel of land. This plan may be derived from records only and not as a result of a field survey or measurements by the surveyor.

 
» CONSTRUCTION STAKE-OUT SERVICES:
  are the type of surveys which control the horizontal and/or vertical position of proposed improvements.
